12 Egan Avenue(scroll down) (Google Map, Google TTC Map) (Vinny and I work where yellow and green cross)

1001 Roselawn Avenue(scroll down) Google Map, Google TTC Map) (go southeast to find our work at Yonge & Bloor)

Possibly another one or two if we see something good today. This one is on our viewing list, and is closer to the subway.

Time to get dressed and go look some more!

You know that both of those places are a fair walk to the subway, eh?

The one on Roselawn is on the wrong side of the tracks. Quite literally. The subway splits out Forest Hill from the other side, where that place is. ;)

Yes. However, both places had other things they brought to the table. The Roselawn neighbourhood pretty clearly showed its stripes, actually, so it was off the list soon after this post.

When I clicked on the first link I saw, "179 Craven Rd" and thought that was what you were looking at, an empty lot. ;)

Man, property is expensive in TO. Good luck.

It all depends where and what. We could have bought a 3 bedroom townhouse for $260,000 or so if we wanted to, as long as we stayed away from the suburbs. If you're in Wal-Mart land the prices are easily double.

it gets more expensive farther away?

Date: 2007-02-12 04:27 pm (UTC)
From: [identity profile] c9.livejournal.com
It does! This is common actually, but it all depends on your personal definition of "farther away". Families with kids buy houses. Families don't want their kids near strippers, gangs, guns, or traffic. So they buy outside the city and drive up prices.

This same house would be almost *double* if it was 20-40 minutes farther from City Hall.

It's funny, because the trend lines are different depending on the property. If you looked at 1-bedroom condos, their high point would be downtown, but 4-bedroom homes with a double-garage would be further out. But at the same time, that house would cost so much in the city it obscures the trend.

IMHO.

Ooohh...the last one includes extra elves. It gets my vote!

The elves don't stay, unfortunately. They seem to be attracted by realtors, and they quickly disappear once the realtors buzz away. :(

12 Egan has two kitchens?

//

i like 1001 Roselawn. plus, it looks like there's a 29 bus that goes straight down to bloor @ the dufferin station.

//

188 Oakcrest Ave... hmm. it looks cute, but "priced to sell" and the exterior view make me think it's not in great condition. though, it does have central air and a finished basement.

regardless, GOOD LUCK.

It would be silly to go to Dufferin Station... they're only a few blocks from a north-south subway line. ;)

as an ex bus driver, i have a bit of a... skewed view. ;)

Ahh... that's why you suggest it. The Dufferin bus doesn't run very often. Not a great idea to take it.

I need a useful TTC reference that explains the bus routes to me. The maps I've seen use all the same colours for the different bus lines, so there's no way to tell where they go. Help!

On the maps, all TTC surface routes are red. The 500 series are the streetcars. You know the subways.

When you get into town, ask for a map at the collector booth. They have bigger ones that are easier to follow.

Vinny and I both were wide awake at 4am today, so I got up and researched the TTC more. I was raised on Ottawa's extensive bus system, so I was having a problem understanding which bus to take downtown. I have since learned that they're all (basically) serving the subway backbone, so it's much more obvious what each one does.

The one thing I haven't got yet, and maybe it's by design: I can find the departure time for the buses that go by the house, but how do I know what time they arrive at the subway station? Does it just not matter, so it's not published?

There's no easy way to find out how long it takes to get to the subway. You could try to figure it out by going through the schedule info, but it's a lot easier just to call (416) 393-INFO.

The + means that all branches of a route run along that section of the street. For example, I could take the 32A/B/C from Eglinton Station to Eglinton West Station. Instead of putting all of the letters, they stick the + sign.

That big map I mentioned is here:
http://www.toronto.ca/ttc/pdf/rideguide.pdf

It has all of the explanations. :)

Cool, thanks. I'd loaded the big map, but only to look at the actual map, never to read thus far. I'll pick one up today!

I'd take the Broadview bus down. I'm guessing it would only take about 10 minutes to get to the subway and another 10-15 to get to Yonge & Bloor.

If you need lessons on how to ride the subway during rush hour, let me know. It's all about the elbows.

Thanks! I'm quite familiar with the subway at rush hour though -- we take it regularly when coming into the city, and I'm always at Yonge & Bloor (busiest station of them all) or Union Station (craziest morning station with the GO trains IMHO). Fun! I'm sure it'll grate on my nerves sooner or later though.

Also, what's 100+ mean? What's the plus?

(yes, 4:51am. We can't sleep for *some* reason.)

Yeah, kitchen in the basement. We ended up getting a little turned off by that one today, as you've seen from my later post.

Roselawn was stunning. If it were in a good neighbourhood and not a 15-minute walk to the subway, it might have won. Very nice design, good space, and *finished*. Definitely would be easier than what we chose. :)

Oakcrest wasn't bad, but had tons of interest that will likely be a bidding war today. It's on our backup list still if this one doesn't happen.

boo bad neighborhoods. :)

cool. keep us posted (as i know you will)

Roselawn looks to be in better condition and would require less work done to it. Although Egan looks like the basement is meant to rent out, so might bring in some extra money.

The prices on any of them aren't bad at all, surprising for what you hear about TO.

From: [identity profile] c9.livejournal.com
Egan has no separate entrance for the basement, so it would limit the rental options to family and friends I think. The place we ended up choosing has a side entrance, but not a complete basement apartment, but who knows - potential for the future.

Prices were not bad, if you're willing to live in the city and in a neighbourhood that's not rich. Similar to Dartmouth vs Sackville: the houses in Sackville cost more, and are further away. :)
