Do you know anyone looking at property in Kitchener-Waterloo? Our condo in downtown Kitchener is for sale:

It's a 2-bedroom 2-bathroom 1374 sq ft condo with huge windows wrapping around two sides. Southwest exposure, tons of sunlight, and lots of space to live in.

Just minutes on foot away from Kitchener hot nightspots, all of the major banks, ManuLife on Water Street, the Kitchener Market, great sushi restaurants, a drugstore, a post office, an Asian grocery, and the GoodLife gym at Market Square. A doctor's office and the city and Greyhound buses are all just across the street!

Condo includes secure and convenient underground parking, a large storage locker, a completely renovated kitchen from ceiling to tiles, and five excellent appliances ranging from 1-3 years old. All rooms have been painted in last two years, and all carpets have been steam-cleaned. All light fixtures, outlets and switches replaced in last two years (except in one room).

Building is in great shape, is well-maintained, has a stable condo board, and a very strong reserve fund for upgrades and repairs. Quiet neighbours and a good mix of ages in the building. We're only leaving to move to Toronto -- the building is great!

1374 sq ft for C$190k?! Wow, I need to move to Kitchner perhaps. Something like that would go for around US$650,000 here in DC.

The downside is that you would live in Kitchener. It's not very worldly. Plus it's 45 mins / $100 to the airport. :)

LOL, the monthly cost-of-living savings would pay for lots of $100 taxi rides. The much bigger issue would be finding work....

A lot of people live here and commute into Mississauga and Toronto for Canada's largest employers. Plus we have Research in Motion. In your fields of expertise, there's a little less available. :)

Yeah, I just need to decide if I want to stay here or not. Moving into my "field of interest" as opposed to my "field of expertise" is proving quite difficult. I've decided to give them until end-2007 to prove they're serious about helping me do it.

If not, I'm at the "end of stream" for BSD here unless things change and they actually realize it's a valuable skill.

and on a side note, cam: did i read it right in that you're asking $35k above the appraised value from last year? is that normal? (i know NOTHING about buying property. not even a clue.

That's correct. We're asking precisely the same amount as the last unit that sold in the building, and it sold in 3 days for $185k, and they hadn't done squat to their kitchen. So we're not worried.

Well, I'm worried sick, but that's just because selling real estate when you are on a schedule is SCARY.

The selling prices of our unit have an interesting history, actually. The realtor pulled them up:

1990: $153k
2001: $120k
2004: $145k (this is us purchasing)

Seems like the rough edges of Kitchener had some sort of impact in there.

Appraised values generally lag fair market value, since nobody will agree to pay taxes on an amount equal or higher to what they could sell it for.

Wow. That text makes downtown Kitchener sound so...appealing. Your agent is /good/. :-).

I'm not sure what that would go for here. Depending on the neighbourhood I'd guess upwards of $750K.
