and on a side note, cam: did i read it right in that you're asking $35k above the appraised value from last year? is that normal? (i know NOTHING about buying property. not even a clue.

Well, I'm worried sick, but that's just because selling real estate when you are on a schedule is SCARY.
The selling prices of our unit have an interesting history, actually. The realtor pulled them up:
1990: $153k
2001: $120k
2004: $145k (this is us purchasing)
Seems like the rough edges of Kitchener had some sort of impact in there.

I'm not sure what that would go for here. Depending on the neighbourhood I'd guess upwards of $750K.
