I know you're big on replacing the carpet, but I'm of the strong opinion that all carpets except for the persian kind are evil. This mostly comes from an apartment I used to live in with beige wall to wall carpets. It looked fine, but then one day my nervous kitten decided to start peeing in the corner. Over $100 worth of cleaning products and approximately 15 passes with a mini carpet shampooer later, lots of brown icky dirt was still coming out of that patch of carpet. It's a breeding ground for yuck.
So, how about laminate flooring? It's relatively inexpensive.

1. "Relatively inexpensive" has no meaning in this context. We'd be doing 1200 aquare feet. At Home Depot, the cheapest laminate they have (which looks like crap) is $0.99/sq.ft. + $2.45/sq.ft. for installation. It adds up.

2. Actually not big on replacing the carpet, except that it would look nice. The big price tag scares me.
