True, though of course median value and average value are not the same thing. But I'm too lazy to actually figure out how far off these things are, given known number of dwellings, etc. :)

I was thinking about this too... though I'd be shocked that the median would be that much higher in a representative sample.

One other point that would have an effect. KW has had a huge housing and employment boom in the years between 2001 (your sample) and today. The G&M didn't specify their source, but it might plausibly be considered more current. Dunno.
